Fixed-Price or Time-and-Material Demolition

Fixed-price contracts or time-and-material — your call.

DSI demolition crew working on a commercial job site

DSI works with GCs, owners, and project managers to structure billing in whatever format fits your project and accounting requirements — fixed-price lump sum or time-and-material.

Fixed-price contracts give you certainty for budgeting. T&M hourly is right for projects with undefined scope, change-order-heavy environments, or when you need to put boots on the ground fast without waiting for a formal estimate.

Fixed-Price (Lump Sum) Contracts

A lump sum contract sets one price for a defined scope. It gives owners and GCs budget certainty and puts the production risk on the subcontractor. It works best when the drawings, quantities, access and schedule are clear enough to price accurately.

  • Best for: defined demolition, removal and cutting scopes with good drawings
  • You get: one number for budgeting and a clear scope of work
  • Watch for: unknown conditions such as buried footings or unknown slab thickness, which become change orders

Time-and-Material (T&M) Contracts

A time and material contract bills the actual labor hours, equipment time and materials at agreed rates. It is the right fit when the scope can't be fully defined in advance, when work is driven by changes in the field, or when you need a crew on site quickly without waiting for a formal estimate.

  • Best for: undefined scope, change-order work, emergencies and on-call crews
  • You get: speed and flexibility, paying only for what is used
  • Controls: daily tickets signed by your superintendent, and a not-to-exceed amount when you need a ceiling

Unit-Price Work

Some scopes are priced per unit: per core hole by diameter and depth, per linear foot of saw cut, per load hauled. Unit prices suit work where the type of work is known but the final quantity isn't, such as core drilling hole schedules that keep growing.

Which One Fits Your Project

  • Clear drawings and quantities: fixed price
  • Known work, uncertain quantity: unit price
  • Unknown conditions or fast start: time-and-material, with a not-to-exceed if needed
  • Mixed projects: a fixed price for the defined scope plus T&M rates for extras

We will recommend a structure when we review your scope, and we can price it more than one way.

Common Questions

What is a time and material contract?
A contract that bills actual labor hours, equipment time and materials at agreed rates, rather than one fixed price. It suits undefined or changing scopes.
What is a lump sum contract?
A contract with one fixed price for a defined scope of work. It gives budget certainty when drawings and quantities are clear.
Can you put a cap on T&M work?
Yes. We can work time-and-material with a not-to-exceed amount and daily tickets signed by your superintendent.
How fast can a T&M crew start?
Often within days, depending on crew and equipment availability, because T&M doesn't wait on a full estimate. Call with the location and scope.
Do you offer fixed prices for concrete cutting?
Yes. Saw cutting, wall sawing and core drilling can be quoted lump sum, per unit (per foot or per hole) or hourly.
